Structural Appraisal
A technical inspection and report by a Civil and Structural Engineer or Chartered Building Surveyor on the overall structural condition of the main structural elements of the property including; roof structure (excluding coverings), main walls, internal load bearing walls and floors.

This report is aimed at Clients who are not concerned with the condition of finishes and services, but need assurance that the property is fundamentally structurally sound, the inspection therefore is less comprehensive than a Structural Survey.

The survey report covers those parts of the structure which are readily visible and accessible including the roof space, if there is easy access by the loft hatch.  However, the underfloor area will not be inspected, neither will the foundations be uncovered.

The Engineer / Surveyor will be looking for visible indicators which may suggest problems in unseen areas and if necessary will advise on the need for additional investigation.

Defects, that already adversely affect the overall structural performance, will be identified and remedial action specified.

Structural Inspection
A technical inspection and report by a Civil and Structural Engineer or Chartered Building Surveyor, where a structural defect has been identified (usually during a Valuation Survey or Homebuyers Report and Valuation).

The survey report covers those parts of the structure associated with the defect which are readily visible and accessible, including roof space if there is easy access by the loft hatch.  However, the underfloor area will not be inspected, nor will the foundations be uncovered.

The Engineer/Surveyor will be looking for visible indicators which may suggest problems in unseen areas and, if necessary, will advise on the need for additional investigation.

The report will provide an opinion of the cause of the specified defect, its future implications and any remedial action required to remedy the defect.

General Home Buyer Survey
The inspection is less comprehensive than a structural survey, but should give you a general opinion of the quality and condition of the fabric of the property.

The survey report covers those parts of the property which are readily visible and accessible including the roof space, if there is easy access by the loft hatch.  However, the underfloor area will not be inspected.

The Surveyor will list all visible and major defects, and will advise you of defects he suspects may exist in those areas which have not been inspected. The report may contain either recommendations for further investigations to be carried out, or suggested courses of action in respect of the defects. Please note that minor or cosmetic defects will not necessarily be listed by the Surveyor.

Please note that this Survey does not include a Valuation of the property.
